Commercial Asphalt Milling

Patchwork parking lots look unprofessional and feel worse when you drive across them. Asphalt milling solves that — it removes the top layer of failing pavement so a new uniform surface can be installed flush with existing elevations. AAA Paving maintains its own in-house milling, material loading, and hauling equipment for projects from 500 square feet to 500,000 square feet or more.

Who We Serve

Commercial and industrial paving for the people who spec it, manage it, and answer for it.

  • General contractors and construction PMs — civil, design-build, EPCM
  • Industrial facility managers and property managers who can't afford downtime
  • Municipal, school, and church properties working around shutdown windows
  • Real estate developers building out the Texas Triangle

When Asphalt Milling Is Skipped or Done Wrong

Cheap contractors skip milling and just lay new asphalt over old. The result: uneven surfaces, drainage problems, raised elevations that don't meet curbs or doorways, and visible patches where old meets new. Within a year, the new asphalt has cracked along every old seam underneath. Proper milling prevents all of that — it's not optional on most resurfacing projects.

What Commercial Asphalt Milling Includes

Asphalt milling is a controlled resurfacing process. We remove the top layer of existing asphalt pavement to create an even, uniform surface ready for new asphalt overlay. The milled area is then resurfaced with new asphalt, producing a smooth, consistent finish that doesn't have the patchwork appearance or inconsistent feel of old-and-new asphalt patches mixed together.

Milling is also necessary when new pavement needs to be level with existing elevations — doorways, curbs, drains, adjacent concrete. Adding a layer of asphalt without milling first raises the surface too high. Milling brings the elevation down so the new asphalt finishes flush.

Benefits of Commercial Asphalt Milling

Done right, asphalt milling delivers:

  • Environmentally friendly resurfacing — milled asphalt gets recycled into new base and surface mixes
  • Improved drainage through professional pavement milling and re-grading
  • Low-maintenance results with a uniform surface that wears evenly
  • Safer driving surfaces with precision milling that eliminates bumps and ruts
  • Cost-effective service compared to full pavement removal and replacement
  • Recycled asphalt milling materials reused for current and future projects
  • Minimal traffic disruption with fast, controlled work zones
  • Addresses cracking and structural issues from the inside out
  • Targeted asphalt milling for specific problem areas without redoing the whole lot
