What is Sealcoating?

Sealcoating is the application of a sprayable liquid coating to asphalt pavement. When the liquid dries, it hardens to seal the pavement and ultimately protects asphalt from the harsh wear and tear it undergoes from both weather and vehicle traffic.

Sealcoating FAQ

What is the purpose?

Designed as a protective coating, sealcoat is used as a low-cost wearable surface to protect asphalt pavements in good condition compared to those left exposed to the long-term effects of sunlight, water, salt, oil, gasoline and other vehicle fluids. When applied every 3-5 years- this smooth, wearable layer can nearly double the life of asphalt pavement.

How much does it cost?

Depending on the size of the area and traffic considerations, installed per square foot cost is roughly 8%-15% of the paved surface.

What is the application method?

Spray applied in 2-coat applications using purpose-built mobile trailer systems. Other methods include squeegee.

What is the lifespan?

When applied within the first 12 months on new asphalt pavement, the useful life of sealcoat in average traffic is 3 – 5 years.

What is the cure time before active traffic?

Summer months – 24 hours after application.
Winter months – 36-48 hours after application.

Can sealcoat restore older asphalt?

Summer months: 24 hours after application.
Winter months : 36-48 hours after application.
